There's a lot to think about on an inspection to keep me and my client safe.
I rarely walk roofs, so I use a drone with a Hi-Def camera to inspect the roof and chimney. Why? because statistically most injuries and deaths that occur from ladder falls are from 8' high or below. When I do have my ladder out, the buyer and agent don't get near it, and when I'm finished, it gets collapsed and stored in my vehicle. This protects both my clients and any curious neighborhood kids that might be running around. Other things I do to protect the client during the inspection are keeping them away from open electrical panels and junction boxes, warning them of hot electric elements on stoves after I've tested them, and letting them know that I don't go out on a high deck or balcony unless I've inspected the undercarriage first and encouraging them to do the same. In summary, I'm my client's guardian angel during the inspection!
