Let's talk Asbestos!
Asbestos can show up in floor tiles (9"x9" frequently means asbestos), tile mastic, pipe insulation (seen above), ceiling tiles, exterior shingles, and in the transite insulating sleeves where a hot chimney vent might pass through a wall. Asbestos was used in building materials until 1978 when it was prohibited. If asbestos is encapsulated, then it is not a health problem. Asbestos is only a problem when it becomes "friable", friable means that little bits start to break off and fly in the air. Exposure to asbestos can lead to asbestosis, mesothelioma, and lung cancer when these little bits are inhaled. While the asbestos might currently be encapsulated and harmless, it is a future liability if it needs to be removed when the home is renovated. Proper removal by a licensed specialist can be expensive and this is generally why buyers ask for it to be removed before purchasing a home even though it might not pose an immediate danger.
