A Good Pipe Flashing vs. A Defective Pipe Flashing vs. Just Plain Fraud!
Pipe flashing, sometimes referred to as a rubber boot flashing tightly surrounds the vent stack or other pipes (radon or exhaust) forming a watertight seal. Inspectors should check the boot carefully to make sure the rubber is not torn or cracked and damaged by the sun.
The one on the left is a perfect seal. The one in the middle is a from a 20yr old roof and the rubber boot was badly torn (not common). There was water dripping into the attic causing damage to the insulation and ceiling below. There was a leak in the 2nd floor ceiling that dripped right into the bathtub below so I guess the owner was lucky in a way.
The one on the right is the boot on a brand new roof. It has been shoddily "repaired" with sealant and a roof shingle. What likely happened is the roofer tore the boot as he installed it and because he figured nobody would see it way up on the roof, he made a "repair" which would temporarily keep the rain out. How would you feel if you paid a ton of money for a perfect new roof and got this instead? Shame on this guy!
